Villa Rosamund

The villa is through in a quiet street bordered by plantations, approached though a traditional village.  5 large air-conditioned bedrooms all with own bath and/ shower, on three floors. The villa is entered via a small courtyard with fountain. The ground floor contains: a well-equipped kitchen with small garden; two bedrooms, one double-bedded and one with twin beds; two bathrooms, one with bath and one with shower.  A marble staircase leads to the first floor, with a large domed living room, two double-bedded bedrooms and two bathrooms.  On the second floor are roof terraces with splendid views in different directions across banana plantations to the Nile and to the mountains to the west. Here there is a double bedroom with domed ceiling and a separate bathroom

Natural air-conditioning throughout is provided by the high central dome which cools the house in the traditional way, but electric air conditioning is also provided outside the winter months. The villa is well equipped for self catering , but breakfast and other meals can be provided at a very reasonable cost and served to you on the roof terrace, in the kitchen garden or inside the house - the choice is yours.

There is a large swimming pool in a hotel 2 minutes away which our guests can use for a small daily cost. Other activities can include riding (there is an excellent stable in the village), camel or donkey rides around nearby villages and trips to the edge of the desert. Cycle hire is also available. The Colossi of Memnon and the temple of Medinet Habu are a short distance away. 

Accommodation details and facilities

Meals:  A full Egyptian breakfast can be provided daily at very reasonable cost. Other meals can al be provided by arrangement with our own cook.  Self catering is also possible.  There are some local restaurants and small shops

General:  Bed linen & towels provided, air-conditioning in all bedrooms, ceiling fans throughout. clothes dryer, hair dryer, heating, iron and ironing board.  Washing machine.

Kitchen:  Coffee makers, blender, dishes and utensils, electric oven, gas hob, refrigerator.

Dining:  Dining areas inside and outside.

Bedrooms:5 Bedrooms, all with own bathrooms. Sleeps 10

Bedroom 1 – Ground floor. Large Double Bed. Ensuite bathroom with toilet and shower.

Bedroom 2 – Ground floor. 2 Single Beds. Bathroom with toilet, bath and shower. 

Bedroom 3 – First floor. Large Double Bed. Ensuite bathroom with toilet and shower.

Bedroom 4 – First floor. Large Double Bed. Bathroom with toilet, bath and shower.

Bedroom 5 - 1 Large Double Bed. Bathroom with toilet, bath and shower.

All bedrooms have ample cupboard space, bedside lighting, air conditioning and ceiling fans.

Entertainment: Wifi, Satellite Television, guide books and maps.

 

Outside:   Balconies, roof terraces, kitchen garden.

Suitability:   Children welcome, non smoking within the villa, pets not allowed. 

Onsite Services:   Travel services provided by private taxi (Rates can be agreed in advance), minibus or motor launch.

Villa Rosamund - Rental Rates

 

Weekly rates vary according to season from as low as £600 and up to £950 in the peak seasons. This provides exclusive use of the villa for up to 10 people. For longer stays, discounts are available.  We require a minimum stay of 3 nights, for which the rental is half the weekly rates.

 

If you wish to use a debit or credit card, you can book through HomeAway or its portals such as VRBO or Abritel. See Homeaway.co.uk/p444366. These will charge a small additional service fee. Or you can book directly with us by bank transfer or cheque.  Confirmation requires an initial 25% deposit. The balance is due 60 days before the start of your stay.

Superb. Stunning location overlooking a banana plantation with views to the Nile. Fantastic, comfortable house with amazing staff. Possibly the best food we have ever eaten, anywhere. We had a great tour guide and Khyry was so helpful and couldn't do enough for us. he really made our trip. We will certainly return for another visit.

The place and staff are amazing. Especially the cook and helper. we usually do more budget stays , but they made us feel like kings. The manager and tour guide Khyri was great and we had another guide as well that was excellent. From boat rides to late night arrival to early departure, balloon ride . it was all fantastic. When traveling to Egypt, Luxor is a must-see location. To top it off, the residence is immaculate and captures the sublime beauty of Luxor. It's very spacious and all accommodations were as listed and pictured. It met our expectations and more. The host/chef/staff never disappointed. The food was elegant, the service was commendable and attention-to-detail was keen. We felt safe, the villa was serene and on a quiet, tucked away street and we would definitely come again.

We had a great stay and most of it is really due to Khayry. We were welcomed at the airport and guided to the house where 3 people were awaiting us after midnight, a cook, a help and a guard, all very helpful and generous with their time throughout the week. The house is quite large and spacious while traditionally firnished and the ceilings or ‘coupolles’ are very beautiful and have a unique design in each room. The breakfasts outside on the roof terrace with views on adjacent banana plantations are copious and delicious. In a way it is not a typical Airbandb since you are served like in a hotel. Besides the many temples we visited, there is a lot to do in Luxor. We visited Howard Carter’s house, we had sumptuous lunches in a tree-shaded garden with views on wheat fields, we went quad riding, had tea in the desert, visited a coptic monastery and had a rooftop dinner with view on the Valley of the Kings, etc... In several of the reviews Khayri is described as a guide and Egyptologist. Khayry is more than a guide during a visit of the temples; he organised every aspect of our trip. He suggested and planned all of the above. As an entrepreneur and a engaged citizen he has many things to say on all aspects of Egyptian life. As in other reviews we also fell for the Ba Ha Beia Queen Thy and our 2-day boat trip. I will refrain from describing because it is really something to experience ! We can only warmly recommend his house and all the people that come with it.

This place is beautiful, large enough for many people (there were 10 of us and we were very comfortable). The host and his manager were both kind and helpful. The location is great! I highly recommend staying on the west side of the Nile; it was quite, but we easily walked to many nice restaurants with a view of the Nile and great food.

Stay in this Villa in Luxor and have the Dream vacation that only Egypt can offer. We absolutely loved everything about our stay in Villa Rosamund in Luxor. The pictures don't do it justice, it is way more spacious and beautiful in person. Khyry took great care of us every step of the way, and he even felt like family by the end of the trip. We had three delicious meals prepared in the Villa each day by Chef Mammut. Every dish was unique, authentic, fresh, and unforgettable. We were so glad we went with the option of having him cook for us, it is so worth it. Gabriel waited on us with the most gracious hospitality. We did not have to lift a finger, and he sincerely wanted us to as guests of the villa to be happy and to enjoy our time with them. Saayid guarded the house at night, which made us feel extra safe, but in all honesty we felt completely safe, welcome, and in a peaceful relaxing atmosphere the whole time. Khyry made sure that everything ran seamlessly and effortlessly. We know he did a lot of work behind the scenes, but he is such a professional that he made it look easy. He even took the time to be our own personal Tour Guide. This showed his extremely diverse talents as a Jack of all trades. He seemed to know everyone and could make any request possible. With his motto being "No Problem". We only wish we could have stayed longer. We definitely plan to return soon and stay in Luxor. Side tip, if you get up around sunrise in the morning, you can see the hot air balloons floating in the sky from the Rooftop terrace. Perfect way to relax and enjoy some coffee with the sunrise. If you want to ride the hot air balloon just ask Khyry and he'll make it happen. It is worth every cent and then some! Staying here was the best decision I have made, and everyone in our group seemed to agree.

Villa Rosamund is the most luxurious, beautifully decorated place to stay. We had a wonderful holiday during February half term, in and around the villa as well as visiting all the surrounding area with ease.

Perfectly appointed and maintained, all rooms in the villa were as in the listing and pictures and it was a pleasure to stay there. This was made all the more enjoyable, without doubt, by the staff. Nothing was too much trouble and the food was absolutely delicious every time.

Khyry ensured we spent our days doing exactly what we wanted, at the pace we wanted and for a reasonable price. He was interesting, informative and great fun to be around. We felt totally safe just handing over to him to ensure the smooth running of everything.

There is so much to do in and around Luxor to suit all energies, tastes and budgets. As well as all the usual sights in Luxor, I would really recommend sailing in a felucca at sunset, riding through the villages high up on a camel and chilling by a riverside cafe in the afternoon. We felt totally safe wandering round by ourselves at all times. The people of Luxor were friendly and very welcoming.

Thanks all for a truly memorable holiday. Can't wait to return

I had had the pleasure of staying in Villa Rosamund on two occasions before, but it is not of course until you are back there once more beneath the domes and turrets that you remember quite what a truly special place it is. The total antidote to the modern day package tour where hordes of people arrive like cattle on a plane only to enjoy the sunshine version of what they had left behind back in Blighty, my two week stay in Villa Rosamund offered a complete and much needed contrast to the stresses and strains of life back in London.

Built recently and extremely sympathetically in the Moorish style, it overlooks a banana plantation with stunning views from most angles which can barely have changed for centures . Close enough to the banks of the Nile to be able to walk with ease (not much more than 5 minutes), yet far enough away that you avoid the hustle and bustle and mosquito colonies that enjoy to assemble after sundown- you get the perfect feeling that you are of Luxor, but not necessarily in it. The beautifully designed thick walls and well connected air conditioning meaning that bedrooms are always seductively cool- even when temperatures outside are pushing 100 degrees.

Space is another major plus point here. This well proportioned villa is large enough to accommodate up to ten people comfortably whilst still allowing enough space and nooks and crannies to escape from one another! The roof terrace is a particularly delightful feature- allowing views across the banana plantation and over to the Nile on the one side and to the mountains and the Valleys of the Kings and Queens to the rear. The free standing kitchen on the ground floor is similarly tastefully done (in the French country style) and offers a pleasant environment with a large enough table on which to eat, should you so wish to have a day or night in.

One of the great hidden advantages of booking Villa Rosamund comes in human form- in the form of local celebrity Khyry. With a solid relationship with the owners going back many years, Khyry is the man in the know who can make things happen. Always with his ears to the ground, Khyry makes your every need is catered for- from cheerfully picking you up at the airport (helpfully included in the cost of the rental) to arranging cooks for breakfast and lunch should you so choose, to arranging whatever excursion your own heart desires. Egypt, as they say, is the land of possibilities. I only hope I shall return soon...

Beautiful, comfortable and simply wonderful

My brother and I travelled from Asswan to Cairo, and naturally we stopped in Luxor for a few days. However, our stay was far too short. Villa Rosmund is a beautiful house in a calm area on the west bank and an excellent place to relax. The view from the rooftop where Maadi prepared breakfast for us was great – over a banana plantation and the Nile, and on the other side the hills with the valleys of the kings and queens. And breakfast was very fitting to the setting – fresh coffee, juice, fruit salad, good bread, falafel etc and delicious pancakes upon request. The rooms are all spacious, beautifully decorated and equipped with very comfortable beds and interesting animal or plant shapes created out of towels. The house remained very cool despite the heat outside and we did not even have to use the air-conditioning. Thanks to Khayry, our stay was funny and extremely comfortable as he took us around the village and the sights on the west bank, explained a lot about the attractions, suggested activities such as quad biking, recommended restaurants in the area for dinner, and organised everything else as well.

For people like me who don’t know much about Ancient Egypt, there were plenty of books to read about Luxor and the individual sights and hieroglyphs and their meanings. The sights on the west bank are relatively close to the house, and for the sights on the east bank we took a boat. Karnak temple is truly amazing, but it might be useful to have a good guide who shows the entire temple – as holds true for all temples and tombs – as well as to take enough water. Unfortunate for the local economy but fortunate for us, there were not as many tourists as usual, so we could actually enjoy the sights and did not have to fight or wait anywhere.

Overall, it was an amazing stay and I would definitely and wholeheartedly recommend Villa Rosmund without a second thought! It made the trip fantastic and was a nice spot away from the noise and mass tourism. My brother and I very much hope to return in the future!

If you want to visit Luxor, stay here! Location, accomodation, service, ambience - all perfect. Its sooooo much more peaceful on the West Bank but so easy to get to the other side for LUXOR TEMPLE etc... a matter of minutes.

Easy stroll to local restaurants and shops. Everyone in the village is friendly and helpful. We loved everthing about it.

The weather was lovely, the villa truly beautiful. The views from the roof alone would have had made the whole trip worthwhile.

Khyry will, if you wish, remove all the pain and stress from everything you could possibly want to do. He is funny, reliable, informative and has a wonderful CAN DO attitude.

Villa Rosamund provides a truly authentic Egyptian experience. I thoroughly recommend it.
